I spent almost 20 years in the newspaper business. At just one of those papers, over four years, we delivered to 70,000 morning and 25,000 afternoon customers, plus 150 to 200 newsstands twice a day. At 35 to 40 customers a route, that's roughly 2,400 to 2,700 routes, each run by an independent contractor on a tight schedule, every day of the week. Across papers of every size, one lesson held: clarity and standards make contractors more profitable. A one-way deal built only for your side of the contract fails more often than not. Give contractors a pathway to more money and they'll outperform any model you put in front of them.

Then I met my wife and her father, a custom home builder. His knowledge and passion for building sparked my curiosity, and I moved into residential, carrying the same lesson to subcontractors and CapEx and OpEx crews.

My introduction and training in scattered-site SFR, to put it nicely, was a phone, an iPad, a truck, a gas card and a slap on the back after two days in the field and a week of onboarding classes that taught me little beyond the company's legal checkoffs. Reviews from people in the same job tell the same story. So I learned on the fly. Contractors explained things I was never trained on. City code officials bruised my ego. Residents moved into homes I'd called lease ready, only to have systems fail that I didn't know to check, and I signed off contractor warranty work as good because I didn't know better. I learned by getting punched from every angle. Failure is a lesson in disguise, and I choose to spare the next generation those lessons by giving them a better tool kit.

The list of failures is long, and most of them trace back to one broken gate: the boot. Notice I say boot, not boots. Lean operations often leave one person in the field running projects spread across a large territory with only 40 to 45 hours a week. That person can't walk every home and every line item each week, let alone close each job cleanly and pick who gets the next one. So the company dashboard ends up holding the opinion of one overloaded person: garbage in, garbage out. Scopes come out vague, contractors wait on pay, and residents fight over deposits because nobody has proof.

The House Truth fixes that gate. We work with single-family rental operators to build clear, room-by-room scopes, give the boot the tools to close jobs clean, pay contractors fast, and hand residents homes that are truly lease ready.

We don't fight the lean reality. We make it work. With Eyes On the House, our app, one employee per market becomes a successful model, not a stretched one. Walkers capture every home and our systems handle the rest, so the boot becomes the quality and lease-ready checkpoint, the final yes before a resident gets the keys.

We serve three people in every home, in this order.

The resident. Every door should meet a real need, if not a dream. The best outcome is that a resident moves in and no maintenance issue comes up in the first month, the first year or the whole lease, and on move-out they get their full deposit back without hesitation.

The contractor. CapEx and OpEx vendors need a clear, precise scope, room by room and line by line. They need easy-to-follow steps, timelines that work for them, clean closeouts and prompt pay on completion. Too often contractors get treated like the client's bank. Margins matter, but nothing beats cash flow for a high-velocity contractor. When that part of the assembly line is down, the whole workflow stops. Make the work easy to understand, hard to fail and paid promptly, so they can do it again.

The investor. Investors come last on purpose. When the first two are served well, investors barely notice them, because happy residents mean operational success. Cap rates and exit strategies mean nothing without someone paying the lease. A clean scope and a lease-ready home on a predictable timeline give investors real confidence in repair costs.

That's who we serve, and why The House Truth exists.
