SFR Turn Scope Review: Catch Rental Turn Cost Overruns Before the Work Starts
I'm Ben Vinson, a single-family rental construction consultant with over 20 years in the field. I do SFR construction consulting for investor groups building portfolios of up to 350 homes: scopes, contractor bench and standards, and field training, from acquisition to lease-ready.
Most rental turn cost overruns are written into the scope before a crew ever shows up. A line item gets missed, a repair gets priced twice, or the budget pays for finishes the house doesn't need while a real problem goes unpriced. A second set of eyes on the scope is the cheapest place to fix that.
What the One-House Review Is
The One-House Review is a remote desk review of one single-family rental, for $375. You send the files you already have:
- The property report
- Photos
- The scope
- The budget
- Contractor bids
I read them the way I read scopes in the field, and you get written findings on three things: what to fix, what to price and what to cut.
What It Is Not
There is no site visit. I review only what you send, so the findings are only as good as the files. You are responsible for making sure the report, photos, scope, budget and bids are accurate and current.
Who It Fits
It fits owners and operators who want an outside check on a turn or rehab scope before money goes out, and investor groups that want to see how I work before talking about a bigger engagement around scopes, contractor standards and field training.
